* The Garantie des Risques Locatifs ( GRL ) is recommended for all
landlords.
* The French government has declared that the GRL will now be the only
insurance scheme available to protect landlords from the risks associated
with renting property.
* It is available from insurance companies to cover tenants whose total
income is
at least double the rent plus charges.
* The rent is guaranteed for 24 months.
* Any damage to the property by the tenant is covered up to € 7 700 for the
3 year unfurnished rental contract, and € 3 500 for the 1 year furnished
rental contract.
* The insurance company and government agencies will guarantee the rent, and
will conduct any legal procedings should the tenants default.
* The maximum premium payable is 2.5% of the annual rent.
